§About

A Minnesota rental starts with a workable lease

DSCR Loans Minnesota is a Loan Daddy LLC mortgage broker brand for Minnesota rental investors. We shop wholesale lenders for business-purpose DSCR loans on non-owner-occupied property, and we size the request from the lease, the non-homestead tax bill and a landlord insurance quote, because a Twin Cities duplex and a Duluth hillside rental carry very different costs.

01What we do

We arrange financing. We do not lend.

The distinction is not a technicality; it decides what we can do for you.

DSCR Loans Minnesota is a Loan Daddy LLC brand, NMLS 2827624.

DSCR Loans Minnesota serves rental investors through mortgage brokerage. We arrange business-purpose financing for non-owner-occupied investment property by shopping wholesale lenders. We compare how each program treats the lease, property condition, ownership structure and available reserves rather than treating every rental alike.

It also means we do not make the final credit decision. The lender does, and the loan closes in the lender’s name. Our job is to know which lenders will look at a specific property favorably, to present the file so the property’s coverage is easy to underwrite, and to tell you when a deal does not work instead of letting an appraisal fee find out for you.

Our compensation is disclosed in the loan documents before you commit; based on the program it is paid by the lender, by you, or split. Third-party costs — appraisal, title, recording — are itemized before closing.

What we will do

  • Run the coverage ratio on the actual property, with local costs.
  • Compare wholesale programs and show you the trade-offs.
  • Hand you the document list before you are under contract.
  • Tell you when a deal does not work, and why.

What we will not do

  • Call ourselves a lender. We are not one.
  • Take an application for a home you intend to occupy.
  • Quote rates on a website, including this one.
  • Promise an outcome before underwriting sees the file.

02Why Minnesota

Local costs decide local coverage

The lease is only one input. County tax treatment and a property-specific insurance quote matter too.

For a Minnesota rental, ask the county assessor to confirm the property tax class, homestead status and any change associated with the intended rental use. Review special assessments separately rather than assuming the seller’s bill is your future expense. Obtain a landlord insurance quote that addresses the actual building and use, including questions about wind, hail, frozen pipes and ice dams. Keep snow removal, heating that the owner pays and maintenance in the operating budget even when they are outside the lender’s coverage calculation.

Minnesota rental licensing and inspection requirements also vary by municipality. Confirm the intended use with the city and review association restrictions before relying on projected rent. Financing eligibility does not establish permission to rent.

We write about those details in the guides and on the market pages, so you can identify the records to request and the assumptions to verify before sending a scenario for review.

04Contact

Talk to a person

Email reaches a Loan Daddy loan specialist, not an autoresponder.

Write to quotes@loandaddy.ai or see the contact page. Include the property address or area, the rent you expect, the purchase price or current loan balance, and what you are trying to accomplish. If you already have a lease, an insurance quote or a contractor bid, send it — more information means a more specific answer.
