Minnesota DSCR loan questions investors actually ask
Short version: a Minnesota DSCR loan qualifies a non-owner-occupied rental on its rent compared with the full payment, not your tax returns, and you cannot live in the property. Below are 23 plain-language answers covering requirements, LLCs, St. Paul rent stabilization, Minneapolis rental licensing and Minnesota’s non-homestead tax classes.

The basics
What is a DSCR loan for a Minnesota rental?
A DSCR loan is business-purpose investment financing that evaluates qualifying rental income against a qualifying housing payment. Principal, interest, property taxes, insurance and association dues generally enter that payment. Credit, reserves, condition and program eligibility still matter.
What DSCR do I need?
The required coverage varies by wholesale program, property and borrower profile. There is no single threshold that applies to every Minnesota rental. Bring supported rent and current expense documents so the broker can compare eligible programs without relying on a generic promise.
What are Minnesota DSCR loan requirements?
Typically: lender-set credit, reserve and equity minimums, an appraisal with a rent schedule, a lease or market rent, insurance quotes and entity documents for LLC borrowers. Personal tax returns and W-2s generally are not used. Minneapolis and many suburbs require a rental license, so have its status ready for any occupied property you are buying.
Do I have to use personal tax returns to qualify?
DSCR underwriting centers on property income rather than personal earnings. Documentation requirements vary, and statements may still be needed for assets and reserves. Ask which records the selected program requires for your situation.
Can I live in a DSCR-financed property in Minnesota?
No. DSCR loans discussed on this site are business-purpose loans for non-owner-occupied investment property only: no primary residence, no second home, no lake cabin your family uses, and no duplex where you live in one unit. You will sign occupancy and business-purpose statements at closing.
Minnesota rules
Does St. Paul rent stabilization affect a DSCR loan?
It affects your projections more than the lender's math. St. Paul generally caps residential rent increases within any 12-month period, and properties first issued a certificate of occupancy after December 31, 2004 are exempt under the 2025 amendment. Lenders underwrite the current lease or market rent, so model rent growth within the cap for older St. Paul buildings.
Do Minneapolis rentals need a rental license?
Yes. Minneapolis requires a rental license for every non-owner-occupied rental dwelling, including vacant units being advertised for rent. License tiers set the fees and inspection frequency. Stays of 30 days or less need short-term rental licensing, and an owner is limited to one short-term rental beyond their own home.
How does Minnesota classify a rental for property tax?
A non-homestead residential property with one to three units is class 4b and an apartment building with four or more units is class 4a. Both are taxed at a class rate equal to or higher than a homestead's and do not get the homestead market value exclusion. For DSCR, use the county's non-homestead tax estimate, not the seller's bill.
Can I get a DSCR loan on a Minneapolis duplex?
Often, yes, if neither unit will be occupied by you or your family and the property can be licensed as a rental. Lenders underwrite the combined rent of both units against the full payment, including the non-homestead tax estimate and a landlord insurance quote.
Structure and eligibility
Can I get a DSCR loan in an LLC?
Some wholesale programs accept LLC borrowers. Expect review of articles of organization, an operating agreement, an EIN, current status and signing authority as applicable. A personal guarantee may be required. Consult an attorney and CPA about the structure rather than assuming an LLC guarantees protection or tax benefits.
How much cash do I need to buy a Minnesota rental?
The required contribution, closing funds and reserves depend on the specific program and property. Keep those categories separate and retain an operating budget for vacancy, winter maintenance and repairs. Ask for a scenario-specific estimate rather than applying a generic down-payment assumption.
Do you arrange loans outside Minnesota?
This site focuses on Minnesota investment property. Ask about the exact state, property and business purpose before assuming availability elsewhere; applicable broker authority and wholesale program eligibility must be confirmed. No additional state coverage is represented here.
Can I use short-term rental income from my Minnesota lake cabin?
Some programs accept short-term rental income using specified documentation or analysis. Legal operation, seasonal performance, property condition and insurance for transient occupancy all require review. A busy summer calendar alone does not establish qualifying annual income.
Process and paperwork
Will the seller’s homestead tax bill work for my rental?
It is useful historical evidence, but your rental use may receive different tax treatment. Ask the county assessor about classification and timing, then confirm the tax figure the wholesale lender accepts. Do not assume the seller’s bill will remain unchanged.
Can I buy a Minnesota rental while living in another state?
Out-of-state ownership may be eligible under the selected program. Arrange local management, emergency access, heating checks and snow removal before closing. Local licensing requirements and any entity registration questions still need to be addressed.
Can a vacant property qualify using market rent?
Some programs accept supported market rent for an eligible vacant rental. The appraisal or required rent analysis must support the figure, and property condition still matters. A seller’s projection is not a substitute for the program’s accepted evidence.
What if the Minnesota property needs a new roof or heating system?
Disclose the condition before selecting a financing structure. Unresolved repairs can affect appraisal, insurance and program eligibility. A property needing substantial work may require a different approach before a later DSCR review; that later financing is not assured.
How long do I have to own a rental before a cash-out refinance?
Ownership and loan seasoning rules vary by program and transaction history. Provide the acquisition date, existing financing and renovation records where relevant. Confirm the applicable requirements before committing expected proceeds to another purchase.
Costs and next steps
Do you publish Minnesota DSCR rates?
No. Wholesale lenders price each Minnesota file on credit, leverage, DSCR, property type, loan size and that day's market, so this site does not publish pricing. The calculator asks you to enter your own rate and assumes none.
How long does a Minnesota landlord have to return a security deposit?
Within 21 days after the tenancy ends and the landlord receives a forwarding address, the deposit must be returned with interest or the landlord must give a written explanation of what is withheld (Minn. Stat. 504B.178). Buyers of occupied buildings take over the existing deposits.
What reserves should I keep for a Minnesota rental?
The program determines qualifying reserves remaining after closing. Your operating reserve should also reflect furnace repairs, ice-dam risks, snow removal, vacancy and insurance deductibles. A program minimum is not a complete maintenance budget.
Is DSCR Loans Minnesota a lender?
No. DSCR Loans Minnesota is a Loan Daddy LLC brand, and Loan Daddy LLC (NMLS #2827624) is a mortgage broker, not a lender. Wholesale lenders underwrite and fund the loans under their own guidelines. Broker compensation and third-party costs appear in the transaction disclosures before you commit.
What should I send DSCR Loans Minnesota first?
Use the scenario form on the apply page, or email, the city or county, the property type and unit count, whether you are buying or refinancing, and whether an LLC will hold title. Do not email Social Security numbers or financial statements; a Loan Daddy loan specialist will follow up.
